
Apartment prices in Hanoi, Ho Chi Minh City and other major urban areas rose by 20-30 per cent in 2025 compared with 2024, according to the Ministry of Construction’s housing and real estate market report for the fourth quarter and full year.
In Hanoi, the average primary selling price of apartments reached about VND 100 million per sq m (about USD 3,940), up 40 per cent year on year. Many inner-city and western-area projects were priced from VND 80 million to more than VND 170 million per sq m.
In the high-end segment, several projects around West Lake and western Hanoi were offered at VND 160 million to VND 255 million per sq m, setting new market highs.
In Ho Chi Minh City, apartment prices edged up in the fourth quarter and rose by as much as 23 per cent for the full year, with average prices reaching about VND 111 million per sq m (around USD 4,370).
High-end and luxury projects in Thu Thiem, Ba Son and central districts continued to establish new benchmarks, typically ranging from VND 180 million to more than VND 300 million per sq m.
In other localities such as Haiphong, Hung Yen and Danang, apartment prices increased more moderately, by about 10-15 per cent during the year, mainly in centrally located projects or those linked to large-scale urban developments.
