The development will cover about 102 hectares and have a projected population of 29,700. Its master plan includes low-rise housing, high-rise apartments, social housing, commercial facilities and public infrastructure.
The project will feature 972 terraced houses, each planned to have five floors, with a combined floor area of approximately 445,000 square metres. Five plots have been designated for mixed-use high-rise buildings ranging from 20 to 35 storeys. Their lower two floors will accommodate community spaces, shops, services and technical facilities, with apartments on the upper floors.
Two additional 20-storey social housing complexes, including units for long-term rent, are also planned. Commercial facilities will include hotels, offices, serviced tourist apartments and related amenities.
Public infrastructure will comprise a nine-storey hospital, a three-storey medical facility, high schools, lower secondary schools and two kindergartens.
Of the total projected investment, around VND 548 billion will be allocated to compensation and site clearance. Investors must provide equity equivalent to at least 15 per cent of the total investment, with the remainder financed through loans and other lawful sources.
Compensation, site clearance and land allocation are expected to take 36 months from the date the investor is approved. The project itself is scheduled for completion within 60 months of land allocation or lease.
Ambitious housing targets
Under its 2026-2030 housing development plan, Bac Ninh aims to complete approximately 511,600 commercial housing units, equivalent to 72.6 million square metres of floor space, alongside around 233,300 social housing units covering nearly 14 million square metres.
Total investment demand is estimated at VND 718.5 trillion (USD 27.63 billion), including VND 637.6 trillion for commercial housing, urban areas and residential developments, and VND 80.8 trillion for social housing.
