Hanoi to demolish 10 old apartment blocks in Truong Dinh

The Truong Dinh apartment complex comprises 10 two-storey buildings with around 257 flats and is scheduled for demolition.

The site is expected to be redeveloped with a 30-storey building and three basement levels.

The Hanoi Department of Construction has issued a document publishing the first list of apartment renovation and reconstruction projects involving buildings that must be demolished across the city.

The list includes the Truong Dinh apartment complex in Tuong Mai Ward, Hanoi. The site comprises 10 ageing apartment blocks, alongside several interspersed terraced residential buildings.

According to the published information, the area covered by the redevelopment plan spans approximately 14,648 square metres. Of this, 13,756 square metres will be allocated to the renovation and reconstruction of the apartment complex, while the remaining 891 square metres will be used to build connecting roads linking the site with the Set River embankment road and Truong Dinh Street.

The existing complex consists of 10 two-storey apartment blocks containing approximately 257 flats, excluding the neighbouring terraced houses. Surrounding buildings range from two to five storeys.

The Hanoi Department of Construction said the Truong Dinh complex falls under the category of buildings subject to mandatory demolition pursuant to Article 59, Clause 2 of the Housing Law.

Under preliminary architectural and planning proposals, the redevelopment is expected to feature a 30-storey building with three basement levels.

The above-ground construction footprint is projected to cover approximately 3,609 square metres, with a total floor area of 121,007 square metres.

The underground section is expected to have a construction footprint of around 9,282 square metres and a total floor area of 27,846 square metres.

The proposed building density is 26.24 per cent.

The project is scheduled for implementation between 2026 and 2029.
