According to the Ministry of Construction’s first-quarter property market report, prices for newly launched apartment projects remained high. In Hanoi, the average price stood at around VND 128 million (approximately USD 4,920) per square metre, while in Ho Chi Minh City it was about VND 112 million (approximately USD 4,300) per square metre.
The ministry said rising prices were mainly driven by high material and financing costs. On the secondary market, apartment prices were generally stable, with only slight declines in some areas.

In Hanoi, many projects recorded common price ranges of VND 85 million to VND 118 million (approximately USD 3,270 to USD 4,540) per square metre, including The Sapphire at Vinhomes Smart City, Vihacomplex on Nguyen Tuan Street, Thong Nhat Complex and Eco Lake View.
In the luxury segment, prices were significantly higher. Apartments at Vinhomes Metropolis ranged from VND 192 million to VND 258 million (approximately USD 7,380 to USD 9,920) per square metre, while D’. Le Roi Soleil was priced between VND 170 million and VND 223 million (approximately USD 6,540 to USD 8,580), and Sun Feliza Suites stood at around VND 160 million to VND 210 million (approximately USD 6,150 to USD 8,080).
Nationwide, there were about 139,855 successful property transactions in the first quarter, including apartments, private homes and land plots. This represented 92.4 per cent of the total recorded in the fourth quarter of 2025 and a slight year-on-year increase of 3.9 per cent.
Apartment and private housing transactions accounted for 30,857 deals, down from both the previous quarter and the same period last year. By contrast, land plot transactions reached 108,998, up year on year and only slightly lower than the previous quarter.
Unsold inventory across property projects stood at around 29,860 units and plots, including 10,496 apartments, 10,474 private houses and 8,890 land plots. Compared with the previous quarter, housing inventory was largely unchanged, while unsold land plots fell to 73.3 per cent.
For villas and townhouses, prices in many localities remained broadly stable. In Hanoi, some projects recorded prices ranging from VND 170 million to more than VND 700 million (approximately USD 6,540 to more than USD 26,900) per square metre, depending on location and market segment.
The Ministry of Construction said the first-quarter property market continued to show clear segmentation, with apartment prices staying high while land plot transactions showed more positive momentum than other segments.
